What does my HOA fee include?
The HOA fee covers front yard maintenance, maintenance of open space areas, exterior home maintenance (roofs, roof overhangs, eaves, gutters, downspouts, flashings, & exterior painting), maintenance of irrigation lines, etc…
To what extent does the HOA maintain the roof?
The HOA is responsible for repairing and replacing the roof however roof cleaning and routine maintenance is the homeowner’s responsibility.
Who maintains the backyards?
Each homeowner is responsible for mowing and maintaining their own backyard.
Who is the propane provider?
All new Fair Weather homes come with a 120 gallon propane tank leased through Sunshine propane. The tanks are $54.50 annually.
Where do I get my mail?
Mail is delivered to your assigned mailbox that is located in the community cluster mailbox. Upon closing on your home, you will be provided with a mailbox key
Does my home come with a warranty?
Yes, new homes built by Green Crow come with a 2-10 warranty that offers the following:
1 year coverage of workmanship, 2 year coverage of systems, 10 year coverage of structural.
How are the shared walls constructed?
There are double walls between the homes both with 2x6 exterior walls with double 5/8 sheetrock (fire-rated) to trusses and insulated with R21. Framing is staggered between the homes w/8 inches between studs on the opposite side for sound buffering.
What other fees should I be aware of?
There is a one-time $500 working fund assessment fee for HOA charged to buyer at closing.
What is a ductless heat pump?
A ductless heat pump is the most efficient way to heat your home. They have no ducts, so they avoid
the energy losses associated with the ductwork of central forced air systems. New paired homes are equipped with a low-profile ceiling mounted unit. There is also back-up wall heat in the bedrooms.

What can I expect for utilties?
The city of Sequim provides water/sewer. Bills typically run at $100. The minimum bill is $95 then it increases depending on usage. For a single person occupying a home, the bill would be from about $98-$100
PUD is the power provider. Bills can be less $80 in the summer and as high $200+ in the winter. It is totally dependent on how you use your electricity.
Murrey’s Olympic Disposal/DM Disposal services Fair Weather. Bills are bi-monthly and vary based on bin size. Approximate prices (subject to change) are as follows:
35 gallon - $60 every other month
65 gallon - $70 every other month
95 gallon - $78 every other month
What can I expect for property taxes?
Property taxes vary from home to home based on square footage, age, views, among other factors. Property taxes for some of the newer homes in Fair Weather range from about $2,500 to $2,800 annually. It’s hard to know until the assessor puts a value on the home. If you want more information about property taxes, you can call the assessor’s office at 360-417-2400.
Who is Green Crow?

Can I choose the finishes of my home?
If you purchase a paired home before it is completed you can potentially have input on some finishes like flooring, cabinets, countertops, etc… It depends on how far along they are in the build. Sometimes finishes have already been ordered or installed. The builder reserves the right to change or alter the specifications & materials without notice or obligation.
Can I make alterations to the home after I purchase it?
Owners are prohibited from painting or changing the exterior of a building or other structure after original construction without the written permission of the Board of Directors.
Who maintains the fence?
It’s the homeowner’s responsibility to maintain the fence. If there is a shared fence, the homeowners on each side share the responsibility.
